Extras help us most, and you can add them to the quote form or send them with your message:

• The property’s postcode, so we can check the address.
• Photos of the house and of the area you want to change.
• A title plan, if you have one.
• Any old drawings of the house, and anything the council has already said about the project.
• A sentence or two on what you would like to build.

You get a reply, an address check and a fixed fee, and any measured survey is booked only if you go ahead. A message that reaches us before 3pm gets a reply that working day.

• We check the address for the limits that could apply to it, such as conservation area, listing and Article 4 status, and choose the route that fits.
• We send you a fixed fee for the drawings. The council’s own application fee is paid to the council separately.
• If you go ahead and the project needs a measured survey, we arrange it, a separate £150 fee, no VAT to add, that no drawing fee includes. Allow about 7 days from the survey to the drawings.
