Planning drawing prices in London, October 2026
Planning Drawings publishes every fee, no VAT to add, as at October 2026: householder planning drawings from £515 drawings + £150 survey (£665 total), building regulations drawings from £515 drawings + £150 survey (£665 total) and basement drawings from £1,705 drawings + £150 survey (£1,855 total). The measured building survey is a separate £150 fee, shown beside each drawing fee with the total you pay. The council’s own application fee is also separate.

Which fee applies to my project?
Householder planning drawings start at £515 drawings + £150 survey (£665 total) and permitted development drawings with a Lawful Development Certificate at £425 drawings + £150 survey (£575 total); every other project has its own fee in the groups below. Each figure is a starting fee: once we have checked your address, we send one fixed fee for your house.
What does a fee cover, and what comes on top?
Every fee includes location and block plans inside a planning package, redraws of our drawings until approval and an independent check of the set, with no VAT to add. The measured survey, the council’s fee and two optional services sit outside it.
- No VAT on top: every price on this page is the full price you pay.
- In the fee: location and block plans inside any planning package (£39 when bought alone).
- In the fee: redraws of our drawings until approval, free of charge, if the council asks for changes.
- In the fee: an independent check of every set before it goes to the council.
- Not in the drawing fee: the measured building survey, a separate £150 fee, no VAT to add, shown beside each drawing fee with the total. One survey serves every set for the same house, so it is charged once, not once per set.
- Not in the fee: the council’s application fee, which you pay to the council.
- Not in the fee: a tender pack (from £945), or answering your builder’s questions and visiting the site after approval (fee quoted on request).

Questions about Planning Drawings fees
What does a project with planning, building regulations and structural drawings cost?
At starting fees, householder planning drawings (£515), building regulations drawings (£515) and structural calculations (£389) add up to £1,419 in drawing fees, while the complete package of the same three starts at £1,235 drawings + £150 survey (£1,385 total). Both figures are starting fees, so your fixed fee after the address check is what counts.
Which package do I need: permitted development, planning or complete?
Choose the permitted development package when the work falls within national rules and you want a Lawful Development Certificate to confirm it, the planning package when the work needs an application, and the complete package when you also want building regulations drawings and structural calculations. We confirm the route when we check your address.
Do you charge for a tender pack or for site visits?
A tender pack starts at £945, no VAT to add, and lets several builders price the same drawings. After approval, we can answer your builder’s questions and visit the site; that has no published price and is quoted on request. Mention either when you ask for your fixed fee.
