What you get

Price row: the feasibility study is £545, no VAT to add. It is written and ordered on our sister site Property Architecture, run by the same team.

Each option is a sketch plan with the key dimensions and a note of the route: permitted development, prior approval or a planning application. We check each against the limits in the order and say which we would build.

Our fee is £545. Treat it as a decision tool: it is not credited against later drawings.

Single-storey rear extension limits under permitted developmentA section through a house with a single-storey rear extension. The extension may project up to 3 metres from the rear wall of an attached house, or 4 metres for a detached house, and may be no more than 4 metres high. Where it is within 2 metres of a boundary, its eaves may be no higher than 3 metres. A note adds that extensions and other buildings may not cover more than half the land around the original house.Originalhouse3 m attached · 4 m detached4 mmaxEaves max 3 m within 2 m of a boundaryNo more than half the land around theoriginal house may be covered.

Why compare routes early

A rear extension of up to 3 metres, or 4 on a detached house, is permitted development under Class A. One that goes further needs prior approval or a planning application, where the council fee for one house is £548. A study shows what a longer room costs in route, not only in bricks.

By the numbers

Feasibility studies: common questions

Is the study a planning application?

No. It is advice and sketches. Nothing is submitted to the council.

Can I use the options for builder quotes?

They are sketches for decision, not construction drawings. Builders need the full set.

Do you tell me which option to pick?

We give a recommendation and the reasons. The choice is yours.
