Our starting fee is £1,235 drawings + £150 survey (£1,385 total), no VAT to add; the exact figure is fixed after we check your address. Council fees are separate.

Why one package saves rework
Planning and building regulations ask different questions of the same design. Planning looks at how it sits in the street and against the neighbours. Building regulations ask whether it stands up, keeps warm, drains and lets people out in a fire. When one team draws both from one survey, a change to a window or a beam position appears on every sheet once.
The structural calculations are the link. A beam sized after planning, by someone who has not seen the drawings, often forces a change to a ceiling height the council has already approved. In the package the sizes are known early and shown on the sections.
The route, and the time limits to know
A householder application is decided within 8 weeks, or a longer time agreed in writing, and an appeal is possible if it is not (guidance). Planning permission normally lasts 3 years from the date it is granted to start the development (guidance). The council fee for a householder application is £548 from 1 April 2026 (GOV.UK).
Building regulations approval comes from your local authority building control or a private registered building control approver, your choice, as GOV.UK explains. Without approval you will not have the certificates you need when you sell.
What is not in the package
The council’s application fee and building control charges are paid to them. Party wall notices, specialist reports a council may ask for, and any work after approval are separate, and we say which are likely when we fix the fee.
Where one part of the package is not needed, for example when the work is permitted development and needs a certificate, not a planning application, we say so and quote the parts you do need.

Questions about the package
Why does the fee say “from”?
The starting figure covers a standard house. We check your address first, because an unusual plot or a conservation area can change the work, and then fix the fee in writing before you commit.
Can I buy the parts separately?
Yes. Each is sold on its own at its own fixed fee. The package suits an extension or loft that needs all three, from one survey.
Is the package cheaper than the parts?
Compare the totals shown on each service page with the package total on this one. We do not claim a saving beyond what those published figures show.
Do I need all three if my project is permitted development?
Not always. Permitted development needs no planning application, though you may want a certificate. Building regulations and structure still apply. We quote only what the project needs.
