The short answer

A tender package is a set of detailed construction drawings and a written specification that builders price from. Because every builder prices the same information, the quotes compare like for like. Our fee is £945, no VAT to add. It follows approved planning and building regulations drawings.

  • Construction drawings: plans, sections and details showing how each part is built
  • A written specification of materials, finishes and workmanship, trade by trade
  • A schedule of the items builders must price, so no one leaves out a cost to look cheaper
  • Structural information from the engineer’s calculations, shown on the sections
  • Tender instructions: what to return, by when, and what to assume
  • Help comparing the returned prices, so differences are understood before you choose

£945. A starting fee: we confirm one fixed figure after checking your address. The council’s own fee, where there is one, is paid to the council.

How a tender runs with us

  1. Start from approved drawings

We take the planning and building regulations set and add the detail a builder needs to price it.

  2. Specify

We write the specification, so finishes and quality are fixed in writing, not left to each builder.

  3. Issue

You choose the builders; we issue them all the same package on the same date.

  4. Answer questions

Questions from builders are answered in writing to all of them.

  5. Compare

We set the returns side by side and flag omissions and differences.

Why one set of information matters

When each builder works from a sketch and a conversation, each prices a slightly different house. The quote that looks smallest often leaves out something the others included. A tender package removes the guesswork: every builder prices the same drawings, specification and schedule, and the differences that remain are the builders’ own.

We do not say which builder to choose, and we do not recommend one. We help you read the returns, so the choice is yours and informed.

What it adds to your approved drawings

The drawings approved by planning and building control show what is allowed and what meets the regulations. A tender set adds the practical level: which bricks, which windows, which floor finish, and how a junction between old and new is made. Standards such as the wall U-value of 0.18 for new walls in an existing home, in Approved Document L, appear as specified build-ups rather than as targets.

Beam sizes from the structural calculations go on the sections, as Requirement A1 expects the structure to be designed for the loads (Approved Document A).

Your duties as a client

Under the Construction (Design and Management) Regulations 2015, a client must make suitable arrangements for managing a project (regulation 4). For a domestic client, those duties pass to the contractor if there is only one, the principal contractor if there is more than one, or the principal designer if there is a written agreement (regulation 7).

A clear tender package makes that handover simpler, because the builder knows exactly what has been specified. Building regulations approval is separate, and without it you will not have the compliance certificates you need on a sale (GOV.UK).

Questions about tenders

Do I need a tender package for a small extension?

Not always. If you have one builder you trust and the building regulations set is detailed, you may not. A package pays when you want several comparable quotes or a firm fixed-price contract.

Can you find builders for me?

We do not recommend or vouch for builders. You choose who to invite, and we issue the package to them.

Does the tender fix the final price?

It fixes what is being priced. Changes you ask for later, or unforeseen conditions, can still change the cost, and the contract with the builder says how.

Do I need planning and building regulations approval first?

The package follows approved or submitted drawings. We can draw all of them together, as in our complete package.
