The short answer

Bexley’s Fast Track Planning service covers a proposed Lawful Development Certificate at £400, for a decision within 10 working days of validation. The council says the service does not alter statutory timeframes or its policies, and that you must submit the planning application separately from the fast track request. Before you apply, check whether your home sits in one of Bexley’s Article 4 areas. Our fee is £425 drawings + £150 survey (£575 total), no VAT to add; the council’s fees are separate.

  • The fast track request prepared alongside the application, if you want the 10 day decision
  • The application submitted for you, with answers to the officer

How a Bexley certificate runs

  1. Rights check

We check the four directions and any conservation area for your address.

  2. Survey

We measure depths, heights and distances to the boundaries.

  3. Drawings to the rules

Each sheet states the limit it tests.

  4. Apply

We submit the application, and the separate fast track request if you choose it.

Bexley’s fast track, and its limits

The council says its Fast Track Planning service gives prioritised administrative handling and shorter turnarounds at key stages, but does not change the statutory timeframes. For a proposed certificate the fast track fee is £400 for a decision within 10 working days of validation; for a larger home extension prior approval it is £450 within 20 working days.

The fast track is a separate request and cannot carry the application forms and details, which must be a formal application. For example, a Sidcup owner whose builder starts next month can ask for it, but the drawings still need to be right first time.

Article 4 directions

Bexley recommends checking whether your property is under an Article 4 direction, a conservation area or listed building rule, or a tree preservation order, before you apply. Bexley’s CIL was set in 2015 at £40 and £60 a square metre by zone, indexed each year, on 100 square metres or more of new floor space, so a typical certificate project is outside it. Its Article 4 page lists directions in four conservation areas: Brook Street, Old Bexley, Old Forge Way and Red House Lane.

A certificate cannot be granted for work whose right has been removed, so we check your address first, and move you to a householder application when that is what the house needs.
