The short answer

Ealing’s older Residential Extensions SPD 4 says a single-storey rear extension up to 3 metres deep and 3 metres high will usually be acceptable. Its November 2022 Housing Design Guidance says 3.5 metres is likely to be acceptable, and beyond that needs a sound design justification. Permitted development allows 3 or 4 metres. Our fee is £475 drawings + £150 survey (£625 total), no VAT to add; the council’s fee is separate.

How an Ealing rear extension runs

  1. Depth check

We compare your house type, the neighbours’ extensions and your street’s controls, then say what depth is safe.

  2. Survey

We measure the rear wall, garden levels and the windows next door that the extension would face.

  3. Design

You choose a depth and roof, and we write down which route each needs.

  4. Draw and submit

We prepare the pack and submit it to Ealing, then answer the case officer.

Two Ealing documents, two depths

Ealing still uses its Residential Extensions SPD 4 as interim guidance. Section 5.0 says a single-storey extension with a maximum depth and height of 3 metres will be acceptable in most cases, as long as the house has not been extended before and is aligned with the neighbouring house. It allows a larger extension if the house is detached or the neighbour is a long way off.

The council’s Housing Design Guidance of November 2022 is more generous: as a general guide, rear extensions of 3.5 metres are likely to be acceptable, and going further needs a sound design justification that shows the massing protects neighbours. It also asks for massing to follow the 25 and 45 degree rules.

For example, a 3.5 metre kitchen on a terraced house that nobody has extended sits at the edge of both. We draw the neighbours’ windows and apply the angles, so you know before you commit whether an officer is likely to see 3.5 metres as ordinary or as something to justify.

Permitted development, and conservation areas

Under Class A a single-storey extension can be 3 metres deep on a terrace or semi and 4 metres on a detached house, or 6 and 8 metres through a larger home extension notice. Many Ealing extensions need no full application, and a certificate can prove it.

Ealing has 30 conservation areas, six of them with Article 4 directions that reach windows and doors. SPD 4 adds that in conservation areas an extension should not usually run across the full width of a rectangular house or wrap around the back and side, and 3 metres is the normal depth. Where permitted development is removed you need a householder application.

Prior approval for a larger home extension

What Ealing asks for, and CIL

Ealing publishes no local validation list, so the national requirements apply, plus a design and access statement where one is needed and the CIL form. If information it asks for does not arrive within 28 days, the council returns the application and charges £45.

Ealing began charging its own CIL on 1 March 2026, at £300 a square metre in Central Ealing and half that elsewhere. Regulation 42 exempts new-build floor area under 100 square metres where no dwelling is created, so a typical rear extension sits outside it. Mayoral CIL is in band 2.

Questions about rear extensions in Ealing

How deep can I go in Ealing?

Permitted development gives 3 or 4 metres. For a full application, SPD 4 points to 3 metres and the 2022 guidance to 3.5. Beyond that you need a justified design.

Why do the council’s documents disagree?

SPD 4 is older interim guidance. The 2022 Housing Design Guidance is newer. We draw to the stricter figure unless your plot gives a reason not to.

Can I wrap the extension round the side?

SPD 4 says not usually on a rectangular house, and it is discouraged in conservation areas. A side return is a different design and we treat it separately.

Do I pay CIL on a kitchen extension?

Not normally. CIL arises at 100 square metres of new build or where a dwelling is created.
