The short answer

Redbridge’s Housing Design SPD, adopted in September 2019, gives maximum single-storey depths as a rule of thumb: 3.5 metres for a terrace or semi and 4.5 metres for a detached house. Greater depths are acceptable only where consistent with adjoining properties, and “creep” beyond the neighbours generally is not supported. Flat roofs should be about 3 metres, parapets 150 millimetres at most. Our fee is £475 drawings + £150 survey (£625 total), no VAT to add; the council’s fee is separate.

How a Redbridge rear extension runs

  1. Neighbour check

We see how far the houses either side already extend, since Redbridge compares you with them.

  2. Survey

We measure the back, the garden and the neighbours’ rear walls.

  3. Design

You choose depth and roof, with the route and risk of each written down.

  4. Draw and submit

We prepare the pack to the validation list and submit it, then answer the case officer.

Maximum depths, and the “creep” test

Paragraph 3.2.2 of the Housing Design SPD says single-storey rear extensions must not dominate the original property or project so far that they are overbearing. The maximum depths, a rule of thumb, are 3.5 metres for a terraced house including an end terrace, 3.5 metres for a semi-detached house and 4.5 metres for a detached house.

Paragraph 3.2.3 then adds that depths greater than these will only be acceptable where consistent with adjoining properties, so creep beyond the neighbours will generally not be supported. Small gardens are also tested for outlook from rear habitable rooms. For example, a neighbour with a 3.5 metre extension makes a 4 metre one on your side an argument, not an entitlement.

Roof heights, parapets and infills

Flat roof extensions should generally be 3 metres high, and any parapet wall kept to a maximum of 150 millimetres. Pitched roofs should not have eaves above 3 metres or a height above 4 metres, and must not encroach on the first floor. A flat roof as a balcony or terrace will normally be refused.

Where an older house has a rear projection, the preferred infill does not extend beyond the rear elevation of that projection; for a wrap-around the guide asks for low eaves and shallow pitches, with eaves at 2.4 metres above ground. Permitted development gives 3 or 4 metres, and 6 and 8 with prior approval, except in conservation areas. Redbridge has 16, including the Aldersbrook and Lake House Article 4 direction of 28 October 2020.

Prior approval for a larger home extension

Validation and CIL

Redbridge’s April 2024 validation list asks for a roof plan on all but change-of-use applications, a fire statement where a roof is changed, and a design and access statement from 100 square metres of new floor space in a conservation area.

Redbridge CIL is a flat £70 a square metre with indexation, £125.56 for permissions granted in 2026, on 100 square metres or more of new floor space, so a typical extension is outside it. Mayoral CIL is in band 2.

Questions about rear extensions in Redbridge

How deep can I go in Redbridge?

As a rule of thumb 3.5 metres on a terrace or semi and 4.5 on a detached house, and no further than the neighbours have gone. Permitted development with prior approval can allow more.

What is “creep”?

An extension that goes beyond what the adjoining houses have built. The SPD says it will generally not be supported.

How high can the parapet be?

Any parapet wall on a flat-roofed extension should be kept to a maximum of 150 millimetres, with the flat roof about 3 metres high.

Do I pay CIL on a kitchen extension?

Not normally. CIL applies from 100 square metres of new floor space or a new dwelling.
