The short answer

Haringey’s Development Management DPD, adopted in July 2017, says full-width rear extensions are not normally acceptable, must stay below the ridge, and must be shallow enough to stay subordinate without harming a neighbour’s daylight. The council gives no borough-wide depth, but its South Tottenham SPD caps ground-floor extensions at 3 metres on terraces and 4 on semis. Our fee is £475 drawings + £150 survey (£625 total), no VAT to add; the council’s fee is separate.

  • A measured survey of the back of the house, the garden area and the neighbours’ windows and extensions
  • A check of whether your street is inside the South Tottenham SPD area, with its 3 and 4 metre limits
  • A width and ridge check, since a full-width extension is where Haringey is most likely to object

  • Plans drawn to the August 2024 validation list, and the route that fits submitted for you

What Haringey’s plan says about width, depth and height

Paragraph 3.15 of Haringey’s Development Management DPD is the clearest line. Full-width rear extensions are not normally considered acceptable, and they should be lower than the ridge of the host building. The depth should be such that the resulting footprint is subordinate to the main house and does not harm neighbours, ensuring no overlooking or inappropriate loss of daylight and sunlight.

There is no metre figure in the plan. The council’s advice page repeats the tests for larger extensions: subordinate in height, width and depth, no blocking of sunlight, no windows looking into neighbours’ habitable rooms, no unreasonably small gardens and no harm to trees. For example, a kitchen that stops a metre short of the side boundary and sits below the ridge is much easier to defend than a full-width box of the same depth.

South Tottenham, where there is a number

The House Extensions in South Tottenham SPD, adopted in October 2013 and still published on the council’s site, covers the streets between Crowland Road, the River Lee, Craven Park Road and Tottenham High Road, excluding the South Tottenham High Road conservation area. Its paragraph 3.40 says ground-floor rear extensions should not extend beyond 3 metres from the back of the original terraced house, or 4 metres for semi-detached ones.

The same SPD says larger rear extensions are generally discouraged, and the council will not normally permit extensions that leave a rear garden under 50 square metres. We check your road against the SPD’s street list before quoting.

Permitted development, validation and CIL

Haringey’s advice page says outside a conservation area or listed building a single-storey extension may not need planning permission, up to 3 to 6 metres on a terrace or semi and 4 to 8 on a detached house, with a notification for the larger sizes. Four conservation areas have their own Article 4 directions: Noel Park, Peabody Cottages, Rookfield Estate and Tower Gardens.

The August 2024 validation list asks for a block plan of at least 1:500 showing the properties either side and to the rear, and floor plans at 1:100 or 1:50 showing the neighbour. CIL is by zone: £276.16 a square metre in the central zone in 2026, on 100 square metres or more of new floor space, so a typical extension is outside it. Mayoral CIL is in band 2.

Questions about rear extensions in Haringey

Can I build a full-width rear extension in Haringey?

The council’s plan says they are not normally acceptable. A shallower one that leaves a gap at the boundary and stays below the ridge has a much better chance.

Is my road in the South Tottenham SPD area?

It covers the streets between Crowland Road, the River Lee, Craven Park Road and Tottenham High Road, excluding the High Road conservation area. Send the address and we check it against the street list.

How much garden must I keep?

In the South Tottenham area the council will not normally permit an extension that leaves under 50 square metres. Elsewhere it asks that gardens are not reduced unreasonably.

Do I pay CIL on a kitchen extension?

Not normally. Haringey treats a development as liable at 100 square metres or an additional dwelling.
